Team Leader Bradford 20 : 25K
Our client is seeking an experienced Lettings team Leader for their busy office in Bradford.
Main Purpose
To provide a responsive, efficient, customer focussed lettings service to all housing service applicants, tenants, professional colleagues and members of the public, in accordance with agreed business objectives. Establish good working relationships within the team and also with Scheme Managers and other key colleagues within the Finance and Communications Teams so as to maximise letting potential and reduce financial los through vacant properties
Key Responsibilities
? Understanding and delivery of tenancy management including Mutual Exchange, Succession of Tenancy and Assignment of Tenancy; for example deed of assignment etc ? Having an understanding of Tenancy Management policies and procedures and Housing Legislation being able to interpret these and deliver to the team and also to a wider audience within Housing Services ? Ensure all applications for housing are housed according to Anchors Allocations Policy ? Provide administration of 2nd Stage Risk Assessments to assess housing applications for at Risk applicants and decide whether to house or refer to the Letting Panel ? Manage the Lettings Panel : responsibility for organising, preparing comprehensive reports for the Panel in the assessment of applicants? suitable for housing ? To assess applications from Applicants asking for priority housing, in accordance with policy and procedures ? Manage the performance of the Lettings Team through effective day to day administration, monitoring, reporting and communication ? Manage and develop direct reporting staff by the provision of ongoing coaching, development and regular performance review meetings ? Establish and maintain appropriate systems for measuring necessary aspects of departmental performance ? Liaise with other functional/departmental managers to ensure any changes within the Lettings Team are communicated ? Identify service failure and non-compliance with the Allocations Policy and lettings process, and feed back any discrepancies to the Allocations Manager as appropriate ? Complete quality checks for audit purposes ? Understands relationships with partners and regulatory bodies, such as local authorities, Housing Corporation etc. ? To monitor performance against Nomination agreements, and assist with statutory referrals

Requirements Essential/Desirable Skills &Knowledge ? Microsoft Office - Word/Excel/ Outlook (Intermediate); ? Understands the principles of effective people management ? Must be an excellent communicator with the ability and confidence to communicate effectively both verbally and in writing ? Excellent people management skills, able to effectively manage and motivate a team of people ? Self motivated and results orientated ? Able to influence and manage relationships at all levels ? Confident and reliable with personal credibility ? Ability to be discrete and maintain high levels of confidentiality Microsoft Office - Word, PowerPoint, and Excel (Advanced) ?
Job Related Experience ?Experience of line managing people and processes ? Experience of process and procedure review and development ? Previous experience working within a large office environment ? Able to demonstrate experience and success in managing a customer focused support function ? Knowledge of social housing legislation in relation to lettings; would be desirable ? Experience in a similar role. Would be desirable
Qualifications Minimum of GCSE Maths and English or equivalent
