Purpose: To be responsible for the implementation and ongoing delivery of a strategic asset
management regime within the our clients Campus to our client?s business objectives of asset optimisation and energy efficiency.

Responsible To: Facilities Manager

Location: Terminal 5, London Heathrow

Dimensions: Delivery of building services to meet contractual and business objectives. Man

management of approximately 40 engineering staff with 6 direct reports.
Principal Accountabilities:

Responsible for providing building services support to the Facilities Manager and the M&E team. Management and control of staff including their personal development and performance management, set against agreed business objectives.

Be responsible for the delivery of a maintenance regime by the building services team aligned to our client?s business needs, to include the following:

· Maintenance overview
· Adherence to BMS strategy and knowledge of ?Trend? systems
· Asset hierarchy planning
· Responsible for M&E PPM plans
· Change control process
· Warranty management and day to day M&E Sub-contractor Management
· Overseeing Distribution board records
· Responsibility for HSE compliance and all M&E Legislative Certification
· Budget Management of M&E Consumables, Stores and Overtime
· Knowledge of Maximo and producing relevant weekly/monthly reports to the client
· In the event of a major services infrastructure failure, cover for the Technical Services Manager.
Communicate technical information to the Facilities Manager and the Technical Services Manager from specialist subcontractors to assist with risk management and budget forecasting for short, medium and long-term business plans.
Support the Facilities Manager and Technical Services Manager in the assessment of technical expenditure within the budget to produce robust business cases.
Ensure compliance with Company?s policies and procedures for high-risk activities.
Comply with the Energy and Environmental policies.
Adherence to Corporate Policies and Procedures.
Co-ordinate changes to the records and drawings library and ensure record information is kept up to date, working in conjunction with the Space Management team.
Deliver continuous improvement by employing best practice and innovative solutions.

Job Description

Qualifications and Experience:

? Proven background in Building Services in a maintenance environment.
? 3 years experience in a similar role
? Experience of BMS systems.
? Qualified to degree or HND level in a relevant engineering discipline.
? A good working knowledge of IT Microsoft applications ie Word, Excel, Powerpoint including CMMS preferably Maximo.
? You will need the ability to plan and prioritise.
? A strategic approach is required to support life cycle costing and asset protection programmes.
? Good communication skills.
? Strong influencing skills.
? Proven Man-Management skills and proven track record in overseeing a large M&E team of similar numbers, experiences and challenges
Other factors:

? The candidate should have a valid current driving licence
